About Specialist Disability Accommodation (SDA)

Specialist Disability Accommodation (SDA) is purpose-built or modified housing for NDIS participants with extreme functional impairment or very high support needs. SDA is the building itself, funded separately from the support staff (SIL). Only about 6% of NDIS participants qualify for SDA funding. Four design categories exist: Improved Liveability, Fully Accessible, Robust, and High Physical Support.

What Specialist Disability Accommodation (SDA) Covers

The Specialist Disability Accommodation (SDA) registration group includes the following services. When referring, match the specific service type to the participant's plan goals and funded line items.

Improved Liveability

Housing designed for participants with sensory, intellectual, or cognitive disabilities. Features include simplified layouts, good lighting, visual cues, and technology-assisted living. Lowest SDA payment level.

Fully Accessible

Housing designed for wheelchair users. Wider doorways, accessible bathrooms, ramped or level entry, and wheelchair-height benchtops. The most common SDA design category.

Robust

Housing designed to withstand impact damage from participants with complex behaviours. Reinforced walls, durable fixtures, and reduced breakable elements. Suitable for participants who may cause property damage during episodes.

High Physical Support

Housing with the highest level of physical modifications: ceiling hoists, automated doors, adjustable-height benchtops, emergency power supply, and smart home technology. For participants with the most significant physical support needs.

Real-world situations where you would refer a participant for specialist disability accommodation (sda).

A participant with quadriplegia needs High Physical Support SDA with ceiling hoists in all rooms. Register them on the SDA Finder portal, contact SDA providers directly, and check with the NDIA about SDA funding in their plan.

A participant with ASD and an intellectual disability would benefit from Improved Liveability SDA but does not currently have SDA funding. Prepare evidence for a plan review requesting SDA, including OT assessment of housing needs and evidence that current housing is not meeting their needs.

A participant's current SDA property is being sold by the landlord. They need to find alternative SDA in the same area within 3-6 months. Start searching immediately as SDA vacancies are scarce.

What to Expect After Referral

SDA is the most difficult NDIS support to access. Only about 6% of NDIS participants qualify for SDA funding. The process involves demonstrating extreme functional impairment or very high support needs, obtaining an SDA needs assessment (usually from an OT), and getting SDA included in the participant's plan. Finding a vacancy can take months or years depending on the design category and location.

SDA is the building. SIL is the support staff inside it. Most SDA participants also have SIL funding. SDA also works with Assistive Technology (for equipment installed in the property), Home Modifications (for minor modifications beyond the SDA design), and Therapeutic Supports (for therapy delivered in the home environment).

SDA is the hardest NDIS support to access. Confirm the participant actually has SDA funding in their plan before searching for vacancies. Check the SDA design category and building type specified in the plan. Most SDA has long waitlists.
